I admit to being an information nerd, and one of my chief complaints with RMLS data is that it's a month old by the time you get it. In this market, and especially for people thinking about selling, old data is bad data. Sellers have control over only two metrics of selling their homes--condition and price. They need good and current data.
My website users will find two new features delivering fast and accurate data. First are the charts of various markets. They update in real time, so that the data you see is what's happening right now. Second are the reports users can subscribe to for free. Sorted by zip code and home type (condo or detached), the reports are quite discursive and show very clearly what the market is doing and rates it by "cold," hot," or whatever it is at the time. They come to your inbox on a weekly basis in pdf format and contain an executive summary as well.
For anyone in the Orenco Station area, Bethany, West Union, Rock Creek, Jackson School, Sylvan Heights, etc., who are even THINKING about selling, say, next year sometime, these reports are invaluable. The Pearl District and some West Portland neighborhoods are also included (don't ask me why, but a significant number of my website users end up looking over there). These reports put sellers in shape to face the market that exists instead of what the news or some PR puffery says it is, and help buyers with the knowledge they need to make choices.
I use this tool, and I'm pleased to offer it. The service is pricey but worth it, and I think I'm the only agent in all of Portland Metro, let alone the Orenco Station neighborhood, to offer this.
